Responsible real estate investment

Funds

We manage four alternative real estate investment funds, Samla Toimitilat Ky, Samla Toimitilat II Ky, Samla
Asunnot Ky and SC Hotels I Ky, with investments worth more than EUR 155 million. The funds own our
properties, but Samla Capital handles all the property management work. The management is carried out in
close cooperation between the buying team, the real estate team, the rental team and the finance team. At
the centre of everything we do is our operational team of 16 people, supported by an extensive network of
external experts.
To become an investor, a fund-specific investment agreement is signed. In this agreement, the amount of
the investment is agreed with the company. The return on an individual investment must always exceed
our funds return target, so we can deliver on the promises we make to our investors.

Samla Apartment fund

Samla Asunnot Ky (Samla Apartment Fund) invests approximately half of its capital in rental apartments located in cities of more than 50 000 residents and approximately half in residential development projects located in growth centers.

Samla toimitilat II invests in business premises located in Finnish growth centers and in Tallinn in the size range of 3 – 20 M€. The fund aims to make approximately half of its investments in assets that produce cash flow and at most half of its investments in development projects.

SC Hotels I invests in hotel properties. The anchor investment of the fund is a 14 000 sqm prime property in central Helsinki. The property will be developed into an international luxury brand hotel with a 20-year lease agreement, named The Hotel Maria.
