Samla's work is based on more than ten years of experience in establishing property funds and in acquisition, financing, leasing, development and management.
Samla Capital exists for its investors. Each fund has several investors, and the fund agreement sets out that Samla Capital carries out the work of investing on behalf of them all. The fund pays a management fee for this, which covers the costs arising from management.
An investor owns a share of the fund, not an individual property. That ownership produces a return only if someone finds the properties, negotiates the financing, takes care of leasing and keeps the finances in order year after year. The fund agreement defines this work, and the management company is responsible for carrying it out.

The fund agreement requires the management company to have sufficient and expert resources continuously available to carry out this role.

Samla Capital was born in 2015 from the idea of building an entrepreneur-led fund management company focused on real estate. The first fund, Samla Toimitilat Ky, focused on commercial properties of €1–10 million in growth centres outside the Helsinki metropolitan area. The strategy, active ownership and property development laid the foundation for Samla's growth.
Over the years Samla established new funds and also carried out an exceptionally large hotel development project. The Hotel Maria received international recognition, but the project's financial whole did not withstand several risks materialising at the same time: investors suffered significant losses and Samla Hotels Ky filed for bankruptcy. The experience forced a critical review of decision-making, of the combined effect of risks and of communications. Being under pressure challenged the risk management processes and brought the whole company the kind of experiential value that textbooks cannot teach.
Today Samla Capital manages three alternative investment funds investing in real estate. We are building the next stage on more than ten years of experience, on expertise focused on real estate, on up-to-date data and on transparent reporting.

Properties need strong foundations to last. The same applies to fund management: a solid foundation keeps the effects of market disruptions and risks under control.
For us this means making use of more than ten years of experience. We repeat what we have succeeded in: Samla Toimitilat Ky has more than doubled the investments made by its investors in ten years. What we did not succeed in has brought to our assessment and decision-making something that cannot be obtained anywhere other than by carrying the consequences yourself.

Experience does not remove the risks of investing. It helps to identify them earlier, to assess their combined effects and to make decisions on better information. Our aim is to build funds whose strategy, cash flow, financing and reporting form a durable whole.

Samla Capital Oy is a registered alternative investment fund manager supervised by the Financial Supervisory Authority.
The calculator means to us that decisions are based on knowledge, data and the use of technology. The heart tells why we calculate: so that our work serves the residents of our properties, the users of our commercial premises and, through them, our investors.

We assess the market, properties and risks on the basis of up-to-date, consistent information. Investment decisions and portfolio management are based on data and calculation.
Alongside return we always assess the risks, the alternatives and the weaker scenarios. We manage investors' assets with care and take responsibility for our decisions.
The value of a property does not develop by itself. We build it through leasing, maintenance, development and an understanding of users' needs.
We report results, risks and changes directly, including when things do not proceed as planned.
The Samla Capital team is responsible for the funds' portfolio management, leasing, finance, financing and property acquisition. The team is complemented by an external network of specialists in areas such as auditing, valuation, property maintenance and law. Clear responsibilities, deputies and shared processes ensure that the work does not depend on one person.

Samppa Lajunen holds a Master's degree in Economics and Business Administration. Before his business career he competed in Nordic combined and won five Olympic medals, three of them gold in Salt Lake City in 2002. He has built his expertise in property investment by working at OP Pohjola, serving as business controller in the family company Kuiskaaja Oy and investing personally and through his own companies since 1997. Samppa founded Samla Capital in 2015, so he has more than ten years of experience in managing alternative investment funds.

Jonna Virta is responsible for Samla Capital's financial administration, internal accounting and investor reporting. She also chairs the risk management committee and is responsible for monitoring risk limits. Before Samla she worked for ten years as a business controller at Conaxess Trade Finland, where she was responsible for budgeting, forecasting and pricing as well as group reporting. Before that she worked in financial administration at Pohjola Pankki and Alko. She holds a Bachelor's degree in Business Administration.

Samuel Kovanen is responsible for Samla Capital's regulatory reporting and compliance duties, which include contact with the Financial Supervisory Authority, the prevention of money laundering, the KYC process and the insider register. He also takes part in the valuation of the funds, in stress tests and in maintaining the cash flow models. Before Samla he worked in compliance and financial administration roles at Turva and at Skaala IFN Oy. He holds a Bachelor's degree in Economics and Business Administration. He is studying for a Master's degree at Tampere University. He is writing his Master's thesis for Samla on the risk management process.

Viktoria Kallio is responsible for Samla Capital's client relationships, communications, marketing and banking relationships. Previously at Samla she was responsible for the funds' financial and administrative matters, including the rent ledger. Before that she worked at Osuuspankki in personal financing. She holds a Master's degree in Economics and Business Administration (2023). At work she is motivated by achieving concrete results and by varied tasks through which experience and expertise accumulate.
Samla Capital is owned by Samppa Lajunen's family company Oy Samppa Lajunen Ltd. The General Meeting appoints the Board, which meets four times a year in accordance with separate rules of procedure. On the portfolio manager's proposal it makes investment decisions and monitors the implementation of the company's strategy. The Board has two external members. The chair is Samla Capital's principal owner Samppa Lajunen.

Holds a Master's degree in Economics and Business Administration (M.Sc.). More than 20 years of experience in property investment and in financial sector roles at various companies. His interests include golf and reading.

Holds a degree in Forestry Engineering (B.Sc.). Twenty years of entrepreneurial experience, deputy CEO and owner, JPJ-Wood Oy. His interests include ice hockey and keeping fit.

Holds a Master's degree in Economics and Business Administration (M.Sc.). More than three years of operational experience in compliance and administration at a management company. His interests include residential property investment and reading.
Our external network of specialists supports fund management at every stage.
Isännöintitalo Virtanen is responsible for the management of Samla Asunnot Ky's properties. The service covers property management, accounting, invoicing, the ledger, leasing and the administration of housing company loans.
Our principles of responsible investment were approved by the Board in December 2025. Our carbon footprint is calculated annually, property by property, together with an external specialist.
