Three real estate funds

Samla Capital manages three alternative investment funds that invest in real estate: Samla Toimitilat Ky, Samla Toimitilat II Ky and Samla Asunnot Ky. The funds are intended for professional investors.

The funds own their properties. Samla Capital is responsible for acquisitions, financing, leasing, development, finance and reporting, together with selected expert partners. What the funds have in common is active ownership: value is built by growing cash flow through leasing and property-level development.

How we work

A fund manager focused on real estate

Samla Capital focuses on real estate alone. In a narrow sector, expertise, network and proprietary data build up over time, which makes it possible to do the work well in the chosen field.

Our funds are alternative investment funds structured as limited partnerships and supervised by the Finnish Financial Supervisory Authority (FIN-FSA). The structure is widely used in Finland and its administrative costs are low, so the cost benefit can be passed on to the investor.

The funds are built to keep costs as low as possible, and the Samla team handles all the work involved in managing them. For the investor, a fund is therefore an easy way to invest in real estate: the team does the work and the investor makes the investment decision.

Two ways to invest

Commercial, residential or both

Our first fund, Samla Toimitilat Ky, invested as its name suggests in commercial property in regional growth cities outside the Helsinki area, in the EUR 1–10 million range. That size was often too large for a single private investor and too small for large institutions, so there were few buyers and properties could be acquired at attractive prices. The commercial property funds diversify across property types such as offices, retail, care properties and logistics. Samla Toimitilat Ky grew into a portfolio of about EUR 50 million and has more than doubled investors' capital since inception.

Investor conversations brought up a second need: rental apartments. Samla Asunnot Ky invests in rental apartments in cities of over 50,000 inhabitants. The fund acquires both completed, let income-producing properties, where the return comes primarily from rental cash flow, and development properties, where the return comes from the increase in value created by development and apartment sales.

Between these two fund types we cover almost the whole real estate sector. The investor decides whether to invest in commercial property, residential property or both.

Who Samla's funds are intended for

For the medium and long-term investor

Real estate investments are not liquid: property is worth owning for several years. Investments in real estate funds are therefore medium or long-term by nature, from three to ten years.

For the professional investor

Samla Capital's funds are intended for professional investors who have sufficient understanding of the fund and its investment activity and who meet the criteria for a professional investor set out in legislation.

For the investor who values diversification

The funds diversify their investments across different properties and different cities. Through a single investment the investor gains a diversification benefit that buying individual properties would not necessarily allow.

For the investor who values simplicity

The Samla Capital team takes care of the work of property investing on the investor's behalf, from acquisition and letting through to maintenance and reporting.
