At Samla, responsibility means concrete choices in the acquisition, maintenance and development of properties: systematic monitoring and improvement of energy consumption, long-term maintenance of the properties and an understanding of users' needs.
Principles and governance
The principles of responsible investment approved by the Board in December 2025 guide the investment process from acquisition to ownership: an ESG review is carried out when new properties are assessed, sustainability risks are assessed as part of the investment decision, and environmental certifications are taken into account in the acquisition assessment.

What we measure
Our carbon footprint has been calculated by Granlund Oy since 2021 in accordance with the international GHG Protocol, property by property (scope 1–3). A carbon roadmap for 2025–2030 has been prepared for each fund. Energy use is managed with an energy partner on a quarterly rhythm: in the commercial portfolio, electricity and normalised heat consumption and water consumption are monitored property by property. The statutory energy audit was carried out in 2026.

The calculation method has become more precise over the years, so the results for 2021 and 2024 are not fully comparable. The figures come from Granlund's calculation and from the fund's audited financial statements.
