Investment strategy

The fund invests in apartments held in housing companies or mutual real estate companies, or forming a property of their own. The targets may be whole buildings or individual apartments. The primary use of the property is always residential. The strategy is to focus primarily on properties below EUR 10 million in the economic areas of Finnish regional growth cities outside the Helsinki area.

Risk is diversified between two property types. Income-producing properties are completed, let residential properties in cities of over 50,000 inhabitants, where the return comes primarily from rental cash flow. In development properties the return comes mainly from the increase in value created by development and apartment sales, with an emphasis on the speed at which capital is recycled.

The management company has decided to refrain from development projects, even though the investment strategy would allow them.

The fund also diversifies geographically and concentrates on areas where it has strong local knowledge. The micro-location of a property must allow an exit apartment by apartment within 5–10 years. The target for debt financing is 50–60 per cent at the time of purchase and 50 per cent of the fund's total assets over the long term. The investment strategy is prepared and updated annually by the fund's Advisory Board.

Samla Asunnot is an open-ended fund: it accepts new investment. Redemption is possible semi-annually at the prevailing market value. The redemption fee is tiered by holding period, and after a sufficiently long holding period no fee is charged. The tiering encourages long-term ownership, because real estate investments are not liquid in the way listed shares are.

In the current market environment, the management company has decided that Samla Asunnot will make new investments only in completed residential properties in Finland that generate rental cash flow. Samla Asunnot therefore does not currently invest in development properties or in Estonia, even though the strategy permits it.
